360° Property Tours & Dollhouse Views

A virtual tour does not replace a viewing. It removes the ones that were never going to lead anywhere, which is worth more to most agents than the extra traffic.

What it is

360° Property Tours & Dollhouse Views, defined plainly.

A 360° tour is a set of connected panoramic captures a visitor can move through, room to room, on any device. The dollhouse view adds a three-dimensional model of the whole property, so the layout is understood at a glance rather than inferred from a floor plan.

Tours are hosted, embeddable in a property listing or website, and shareable as a direct link in an email, a message or an ad.

The problem

The problem this solves

Photographs flatter and mislead — deliberately and by accident. Buyers arrive at a viewing, understand the layout in ten seconds, and leave. Agents lose a Saturday; sellers lose patience.

For developers and hotels the problem is the opposite: the thing being sold does not exist yet or cannot be visited easily, and static renders do not convey space.

What we do

The actual work, itemised.

Everything below is included in a 360° property tours & dollhouse views engagement. If something here is not relevant to your business, we say so and take it out rather than billing for it.

  1. Capture

On-site panoramic capture of every relevant space, with consistent exposure and framing throughout.

  2. Dollhouse model

A 3D model of the full property showing layout and the relationship between rooms.

  3. Floor plans

Schematic floor plans with measurements generated from the capture where required.

  4. Tour build

Navigation between spaces, information hotspots for key features, and a branded entry screen.

  5. Hosting and embedding

Hosted tour with a permanent link, plus an embed for your own website or portal listing.

  6. Use in campaigns

The tour used as a conversion destination in Meta and Google campaigns, with engagement tracked as an event.

Who it suits

A good fit if you are…

  • Real estate agencies marketing higher-value or slower-moving properties
  • Property developers selling from plan or from a show unit
  • Hotels, guesthouses and short-let operators
  • Event venues, restaurants and function spaces
  • Retail and commercial space being leased
  • Any property where the layout is the selling point and photographs do not convey it

Process

How the engagement runs.

  1. 01

    Scope

Property size, number of spaces, access, and what the tour needs to achieve.

  2. 02

    Prepare

A short preparation list — staging, lighting and tidying make a measurable difference.

  3. 03

    Capture

On-site scanning, typically a few hours depending on size.

  4. 04

    Build

Processing, dollhouse generation, hotspots, branding and floor plans.

  5. 05

    Review

You walk the tour and request changes before it goes live.

  6. 06

    Publish

Live link, embed code and assets delivered, ready for listings and campaigns.

Outcomes

What we measure, and what we will not promise.

A tour changes how a property is shopped rather than how many people see it. What it tends to affect:

  • Time visitors spend with a listing before contacting you
  • Proportion of viewings that come from genuinely interested buyers
  • Ability to serve remote and international enquiries properly
  • Listing engagement, measurable as a tracked event
  • How the property compares against competing listings with photos only
